Choosing Your Builder
Coming from a building family, I know this decision matters more than almost anything else in your project. Here's what I've learned:
My Builder Selection Guide
1. Get Real Recommendations
Ask everyone, but dig deeper. When someone suggests a builder, ask:
Did they actually use them, or just "heard they're good"?
How was communication during the build?
Would they use them again?
Red flag: If they hesitate on that last question.
2. Check Their Current Work
Good builders are proud to show off. Ask to see:
A current job site (is it tidy and organised?)
Recently completed projects similar to yours
Contact details for recent clients
As a mum, I also notice whether sites are safe and clean — it says a lot about professionalism.
3. Communication Matters More Than You Think
You'll be talking to this person for months. Test it early:
How quickly do they return calls?
Do they explain things clearly?
Are they patient with questions?
If communication feels hard now, it'll be worse under pressure.
4. Don't Just Chase the Cheapest Quote
Make sure:
All builders quote on identical plans
Everything is itemised clearly
They've actually visited your site
Allowances for fixtures are realistic
Pro tip: Involve your chosen builder during design if possible. They can spot cost savings and potential issues before they become expensive problems. I'm happy to collaborate with builders from day one.

What's your current availability?
How do you handle variations and unexpected issues?
What warranty do you provide?
Can I speak to recent clients?
Who are your regular subcontractors?
How do you manage weather delays and timeline changes?
