How I Work

I keep the process simple and transparent. Here's what actually happens:

  1. Initial Consultation — $295

We meet on-site for 60–90 minutes. I'll measure up, we'll talk about how you live and what's not working, and I'll sketch out some preliminary ideas on the spot. You'll get a tailored proposal with fixed pricing, and the consultation fee is credited towards design if we proceed.

  1. Design & Documentation

I develop floor plans, elevations, and 3D models so you can see your home before it's built. I'll set up a private Pinterest board where we can share inspiration images and refine finishes together, plus a WhatsApp group for quick questions and updates — much easier than endless emails.

Everything is done to Central Coast Council requirements (CCCLEP/CCCDCP). I'll explain whether you need a DA or CDC and why — no confusing acronyms. All your drawings and documents are uploaded to a Notion dashboard so you always have access to the latest versions.

  1. Council Approvals

I lodge the application and handle correspondence with council or certifiers. This is usually the bit that stresses people out, so I take care of it. I'll keep you updated through your dashboard at each milestone.

  1. Construction Documentation & Builder Support

Detailed drawings ready for builder quotes. I can also help you choose a builder — growing up in a building family means I know who does good work and who to avoid. If you want ongoing support during construction, I'll set up a WhatsApp group with you, your builder, and key trades so everyone stays on the same page.

What It Costs

Design fees are fixed-price and tailored to your project. Typical ranges:

  • Alterations & additions: $6,000–$12,000

  • Granny flats: $3,500–$5,000

  • New homes: $12,000–$20,000
